July heats up with real estate action, from ExxonMobil’s mega Bengaluru lease and Adani’s ₹36,000-cr Mumbai win to Deepinder Goyal’s luxury buy and NPCI’s big BKC move.
1. Texas-based ExxonMobil renews lease for 5 lakh sq ft office space in Bengaluru for approx ₹2 cr/ month
- The space, located in Prestige Shantiniketan, is spread across multiple floors in Crescent 1 and Crescent 2 towers
- The lease has been renewed for a period of 5 years with an option to renew for an additional 5 years
- The rent has been charged at ₹49 per sq ft and will be increased by 15% every three years
2. After Dharavi, Adani Group wins ₹36,000 cr Motilal Nagar redevelopment project in Goregaon
- Gautam Adani’s group has emerged as the highest bidder for Motilal Nagar redevelopment project
- This is one of Mumbai’s biggest projects, covering 143 acres
- The 17-acre land in Bandra Reclamation, and now the Motilal Nagar cluster in Mumbai’s Goregaon
3. Zomato’s Deepinder Goyal buys apartment in Gurugram’s DLF Camellias
- The Zomato co-founder’s Camellias apartment in Gurgaon spans 10,813 sq ft and comes with five parking spots
- Goyal had purchased the apartment three years ago for ₹52 cr
- The conveyance deed was finalised in March this year, with Goyal shelling out ₹3 crore in stamp duty
4. NPCI secures prime 6,000 sq m plot in Mumbai’s BKC from MMRDA for ₹829 cr
- NPCI has secured an 80-year lease for the BKC plot with over 2 lakh sq ft of development potential
- The National Payments Corporation of India (NPCI) has acquired a 1 acre land parcel
- NPCI plans to construct a 16-storey tower offering nearly 5 lakh sq ft
5. Valor Estate plans to launch 3-4 real estate projects in FY25, units to be priced between ₹1-5 cr
- Real estate firm Valor Estate, formerly known as DB Realty, plans to launch three to four projects in the ongoing fiscal
- Plans to focus on 1BHK to 4 BHK apartments in the price range of ₹1 to ₹5 cr, said chairman and MD of Valor Estate
- Residential, commercial and hospitality projects across Mumbai Metropolitan Region (MMR) will be included
6. Smartworks to hit capital market on Jul 10 for raising nearly ₹600 cr via IPO
- Smartworks Coworking Spaces has raised ₹173 cr from anchor investors ahead of its initial public offer (IPO)
- Smartworks finalised the allocation of 42,66,378 equity shares to anchor investors at ₹407 per equity shares
- Out of the total allocation, 32% were allocated to three domestic mutual funds
7. Lodha Developers Q1 sales bookings rise 10 % to ₹4,450 cr
- Lodha Developers has acquired five land parcels in the Mumbai region, Pune and Bengaluru
- Lodha Developers said it has achieved more than 90 per cent of its target to add ₹25,000 crore worth of projects this fiscal
- Total revenue potential of ₹22,700 cr to develop housing projects
8. Bungalow sold in Delhi’s Golf Links for ₹100 cr
- Yashwant Singh, a member of a royal family of Rajasthan, has bought this 867-square-metre bungalow
- Singh has paid ₹7 cr in stamp duty and corporation tax for the property
- The property features a 2-storey layout, including a basement, ground and first floors, a terrace room, and servant quarters
