4. IKEA India Expands Urban Footprint, Leases 37,000 sq ft for First Pune Store at Phoenix Marketcity Mall

  • The store is located on Viman Nagar Road, Pune, with a total lease value of ₹23.54 crore for 4 years and 11 months.

  • Common area maintenance (CAM) charges are set at ₹7.45 lakh/month initially, rising to ₹8.34 lakh/month later.

  • The starting monthly rent is ₹38.11 lakh for the first 36 months, increasing to ₹42.69 lakh for the remaining term.

  • The lease was signed between IKEA India Ltd. and Vamona Developers Pvt Ltd.

5. Google LLC Leases 617,000 sq ft Office Property in Gurugram

  • The deal is among the largest office space transactions of the year in India.

  • Google has leased the office space at Atrium Place, Gurugram, a DLF–Hines joint venture in Sector 19.

  • The project forms part of the larger Monte South campus, which includes four residential towers rising over 64 storeys and a residential sale carpet area over 1.6 million sq ft.

  • The partnership aims to capitalise on demand for commercial and retail real-estate in South Mumbai.

8. MMRDA to Auction Wadala Plot After 15 Years, Eyes ₹1,629 Crore Windfall

  • The 10,860 sq m plot will be leased to private developers for 80 years, with a permissible Floor Space Index (FSI) of 10, allowing up to 108,600 sq m of built-up area.

  • The reserve rate has been nearly finalised at ₹1.5 lakh per sq m.

9. Sobha Ltd to Launch ₹22,000 Crore Worth Housing Projects in Next 18 Months to Tap Strong Demand

  • The company plans to launch 13 residential projects covering 16 million sq ft and two commercial projects of 0.74 million sq ft.

  • During July–September, it sold 13.94 lakh sq ft at an average price realisation of ₹13,648 per sq ft.

  • In Q2 of this fiscal, Sobha Ltd reported a 61% growth in sales bookings to ₹1,902.6 crore from ₹1,178.5 crore a year ago.

  • The developer has delivered 148.02 million sq ft across 27 Indian cities so far.

10. Bankrupt Housing Development & Infrastructure Limited (HDIL)’s 429-Acre Dahisar Plot to be Auctioned to Recover Dues

  • The bank took possession of the land on 26 December 2023; moreover, it aims to recover ₹2,059.30 crore from HDIL, Ravijyot Finance, and the Wadhawan family.

  • The auction reserve price is set at ₹1,234.62 crore with an earnest money requirement of ₹15 crore; furthermore, bids will be in multiples of ₹2 crore.

  • The successful bidder must pay 25% immediately; furthermore, the remaining 75% is due within two weeks, extendable up to three months.
