From celeb deals in Alibaug to GST cuts and metro expansion, India’s real estate scene is evolving across luxury, commercial, and housing.
1. Kartik Aaryan invests ₹2 cr in Alibaug plot, becomes neighbours with Amitabh Bachchan & Kriti Sanon
- Aaryan expressed plans to build a personal home in Alibaug, citing its proximity to Mumbai and investment potential
- HoABL has attracted interest from other bollywood stars also such as Suhana Khan, Ranveer Singh & Deepika Padukone since its April 2023 launch
- Kartik Aaryan has expanded his real estate portfolio by purchasing land for the first time by acquiring a 2,000 sq ft plot in Alibaug
- The plot is located in Chateau de Alibaug, a coastal development by The House of Abhinandan Lodha (HoABL)
2. Malaika Arora sells Andheri West apartment for ₹5 cr
- Malaika Arora sold her Andheri West apartment marking a 62% profit since buying it in 2018
- 22 transactions worth ₹109 crore were registered in Runwal Elegante between September 2024 and August 2025, with the average registered property price currently at ₹33,150 per sq ft
- The apartment is on the 15th floor of Runwal Elegante in Lokhandwala Complex and has a carpet area od 1,369 sq ft
- Buyers are Sameer Bhise and Mugdha Bhise, who are residents of the 14th floor in the same building
3. Apple opens third India store in Bengaluru’s Hebbal at Phoenix Mall of Asia
- The agreement includes a revenue-sharing model, 2% of revenue for first 36 months, rising to 2.5% after, capped at 2x the annual base rent
- The store spans 7,997 sq ft and is leased for 10 years, with rent starting at ₹2 cr annually
- The store employs 70 specialists from 15 Indian states, highlighting Apple’s focus on diversity and inclusivity
- Apple Hebbal runs entirely on renewable energy and maintains a carbon-neutral footprint
4. US-based NRI couple buys two sea-facing luxury apartments in Bandra for ₹56 cr
- The deal was sealed at a record ₹1.27 lakh per sq ft, making it one of the highest rates in the area
- Local brokers noted that some premium homes in Pali Hill, Bandra West, have fetched even higher rates of over ₹1.40 lakh per sq ft
- The property is also close to the upcoming Bandra-Versova Sea Link, enhancing its future connectivity
- The apartments are part of the Satguru Kismet project, located near Sachin Tendulkar’s bungalow and Carter Road
5. GST rate cut on cement and building materials may reduce real estate costs by 3-5%
- Lower construction costs will benefit affordable housing developers by improving margins and cash flows
- A new two-slab GST structure (5% & 18%) has replaced the previous five-slab system, simplifying tax rates on construction materials
- Affordable housing sales fell from 38% in 2019 to 18% in 2024, and new supply dropped from 40% to 12% by H1 2025
- The reform is projected to boost the affordable housing segment, which has seen declining market share since 2019
6. Mumbai property registrations dip 3% YoY, 11% MoM in August 2025
- Western and Central suburbs led the market, contributing a combined 86% of registrations, with Western suburbs alone at 54%
- Total sales were down at 11,230 in August 2025) & Stamp duty collections fell 6% YoY to ₹1,000 crore
- Compact homes (up to 1,000 sq ft) continued to dominate, making up 85% of all registrations, led by demand in 500–1,000 sq ft segment
- High-end housing (₹5 crore+) gained share, rising to 6% of total registrations, up from 5% YoY, signaling strong luxury demand
7. Beverage Tycoon eyes Nehru’s first Delhi home in mega real estate deal
- The current owners of the property are Raj Kumari Kacker and Bina Rani
- The property is located at 17 Motilal Nehru Marg in the Lutyens’ Bungalow Zone, one of the most elite areas in New Delhi
- The property measures 14,973 sq m and is being sold for around ₹1,100 cr
- If the deal is finalized, it will eclipse Leena Tewari’s ₹703 cr Worli deal, making it India’s costliest residential transaction to date
8. Applied Materials has leased 8 lakh sq ft of office space in Whitefield, Bengaluru
- The monthly rent amounts to ₹5.97 cr, which transaltes into a rental rate of ₹74 per sq ft

- The company is expcetd to shift into the this leased property at ITPB-Endeavour (MTB 6) building by December 2025
- The leased space covers the ground and 15 upper floors & the agreement includes a 15% rent escalation every three years
9. Arkade Developers buys land in Mumbai’s Bhandup for ₹148 cr
- Arkade Developers has acquired a 14,364 sq. m land parcel through full acquisition of Woollen and Textile Industries Ltd
- The developer has completed 31 projects totaling 5 million sq. ft. and is currently constructing another 2 million sq. ft
- Existing projects include Arkade Earth in Kanjurmarg (4 acres), Arkade Nest in Mulund (2 acres) & Arkade Rare in Bhandup (3 acres)
- Arkade recently entered the Thane market with a 6 acre land purchase
10. Gurugram metro expansion to connect old and new city
- The Gurugram Metro extension project was launched on Sept. 5 by Union Minister Manohar Lal Khattar and Haryana CM Naib Singh Saini
- Currently, the city operates only two metro lines, a 7 km section of Delhi Metro’s Yellow Line and a 12 km Rapid Metro corridor

GMRL and HMRTC will jointly execute the project, which involves a total investment of ₹5,452 crore.
- The project spans 28 km with 27 stations, aiming to connect Old and New Gurugram
