DLF, Tesla, Apple & WeWork lead big moves in real estate

From Apple’s Borivali store to DLF’s ₹5,500 Cr Gurugram launch, real estate saw high-value deals and strategic investments this month.

1. Hrithik & Rakesh Roshan Sell Andheri Properties for ₹6.75 Cr

  • Bollywood actor Hrithik Roshan and his father Rakesh Roshan sold 3 properties in Andheri West in May 2025.
  • Rakesh Roshan sold a 1,025 sq ft unit in Veejays Niwas for ₹3.75 Cr (included 2 car parkings).
  • Two units in Raheja Classique were sold for ₹2.20 Cr and ₹80 lakh.
  • Hrithik Roshan also leased his office space in Mumbai for ₹5.6 lakh per month recently.

2. Apple to Open Second Store in Mumbai’s Borivali, Paying ₹17 Lakhs Rent/Month

  • Apple’s upcoming store will be on the ground floor of Oberoi Realty’s Sky City Mall, Borivali.
  • This will be Apple’s 2nd Mumbai store and 4th in India (after Mumbai, Delhi, Bengaluru).
  • The lease covers 12,616 sq ft retail space, plus 5 reserved parking slots and 150 sq mts of storage space.
  • Apple deposited over ₹1 Cr as security.

3. Gauri Khan Rents 2BHK in Mumbai for Staff at ₹1.35 Lakh/Month

  • The flat is 100 metres from their rented Pali Hill home while Mannat is under renovation.
  • The family has temporarily shifted to two luxury duplexes in Puja Casa for 3 years.

5. Shaula Real Estates Buys Apartment in Naman Xana for ₹226 Cr

  • Bought by Tanya Dubash (Godrej Industries) through Shaula Real Estates Pvt Ltd.
  • Apartment spans 11,485 sq ft at ₹2.45 lakh/sq ft.
  • Recently, Leena Gandhi Tiwari (USV Ltd) bought a 22,572 sq ft space in the same tower for ₹639 Cr.

6. Arkade Buys Land in Thane for ₹2,000 Cr Project

  • Arkade acquired 6.28-acre land in Thane for ₹172 Cr.
  • Planned project GDV: ₹2,000 Cr, saleable area of 9.26 lakh sq ft.
  • Location: Kasarvadavali, Thane West; offerings: 2, 3, 4 BHK + retail & commercial.
  • Recently, Arkade also bought Filmistan land, Goregaon (₹3,000 Cr GDV).

7. WeWork India Leases Over 2,00,000 Sq Ft in Pune & Chennai

  • Chennai (WeWork Ramanujan Intellion Park): 1.5 lakh sq ft across 3 floors, capacity of 2,400 desks.
  • Pune (Kharadi, Panchshil Realty): 60,000 sq ft across 2 floors, 1,000 desks.
  • Both to open in H2 FY25.
  • WeWork India now operational across 8 cities with 1 lakh+ desks.

8. Ashwin Sheth Group Acquires 50% Stake in One Marina Project, Mumbai

  • Stake acquired from Sheth Creators promoters Vallabh Sheth & Jitendra Sheth, co-owners with YM Infra.
  • Backed by ₹540 Cr funding from PAG Singapore.
  • Project near Marine Drive; GDV: ₹2,300 Cr.

9. DLF to Invest ₹5,500 Cr in Privana North Project, Gurugram

  • New project launched in Sector 76–77, Gurugram.
  • Part of DLF’s 116-acre township (after Privana South & Privana West).
  • In May 2024, Privana West (12.57 acres) sold 795 units for ₹5,590 Cr within 3 days.
  • DLF’s FY24–25 sales bookings: ₹21,223 Cr.

10. Bank of Baroda Wins Jet Airways Office Auction at BKC

  • Highest bidder for 83,000 sq ft office space in Godrej BKC tower (Jet Airways insolvency).
  • Property = entire floor in 19-storey tower.
  • Reserve price: ₹335.24 Cr.
  • Brookfield Asset Management holds ROFR (Right of First Refusal).

11. Blackstone Gets CCI Nod to Acquire Stake in Kolte-Patil Developers

  • Investment: ₹417.03 Cr infusion.
  • Will acquire 25.7% post-issue equity via secondary purchase.
  • Total deal value: ₹750 Cr.
  • Blackstone to hold 40% equity in Kolte-Patil (excl. open offer).

12. JM Financial Gets 1.4 Lakh Sq Ft Office in Mumbai via CIRP Resolution

  • Acquired 142,000 sq ft office space in Mulund high-rise (Ariisto Realty bankruptcy case).
  • Market value: ₹150 Cr.
  • Transfer formalised on April 4; possession expected Dec 2025.

13. IFC Invests ₹420 Cr in Birla Estates’ Pune & Thane Projects

  • Investment routed via 2 SPVs.
  • Pune Manjri project: ₹148 Cr, saleable area 3.13 mn sq ft.
  • Thane project: ₹272 Cr, saleable area 6.43 mn sq ft.
  • Birla Estates: 56% interest, IFC: remainder.

14. NCLT Grants 90-Day Extension in Lavasa Insolvency Resolution

  • Lavasa Corp undergoing fresh CIRP (NCLT Sep 2024 restart).
  • Liabilities: ₹6,642 Cr.
  • Earlier bidder Darwin Platform Infrastructure had offered ₹1,814 Cr.

15. CBI Books Supertech Directors in ₹126 Cr Bank Fraud Case

  • Raids at 5 premises, incl. company offices & directors’ residences.
  • Recovery: incriminating documents & ₹28.5 lakh cash.
