While office spaces and retail malls dominate the current Indian REIT market, global models reveal a far broader potential.<\/p>\n<h3 data-start=\"703\" data-end=\"734\">Current REIT Types in India<\/h3>\n<ul data-start=\"736\" data-end=\"967\">\n<li data-start=\"736\" data-end=\"877\">\n<p data-start=\"738\" data-end=\"877\"><strong data-start=\"738\" data-end=\"754\">Office REITs<\/strong>: Embassy REIT, Mindspace Business Parks, and Brookfield India Real Estate Trust manage and lease commercial office spaces.<\/p>\n<\/li>\n<li data-start=\"878\" data-end=\"967\">\n<p data-start=\"880\" data-end=\"967\"><strong data-start=\"880\" data-end=\"896\">Retail REITs<\/strong>: Nexus Select Trust is India\u2019s only listed retail-focused REIT so far.<\/p>\n<\/li>\n<\/ul>\n<h3 data-start=\"969\" data-end=\"1018\">Global REIT Categories That Could Enter India<\/h3>\n<p data-start=\"1020\" data-end=\"1100\">Here\u2019s a look at international REIT types that could redefine the Indian market:<\/p>\n<h4 data-start=\"1102\" data-end=\"1130\">1. <strong data-start=\"1110\" data-end=\"1130\">Industrial REITs<\/strong><\/h4>\n<p data-start=\"1131\" data-end=\"1280\">These REITs invest in logistics hubs, warehouses, and manufacturing plants. Prologis, valued at $100 billion, is the world\u2019s largest industrial REIT.<\/p>\n<h4 data-start=\"1282\" data-end=\"1311\">2. <strong data-start=\"1290\" data-end=\"1311\">Data Centre REITs<\/strong><\/h4>\n<p data-start=\"1312\" data-end=\"1491\">Equinix, worth $73 billion, leads this segment globally. With India\u2019s data center capacity rising from 350 MW in 2019 to 1700 MW in 2024, this space is set for significant growth.<\/p>\n<h4 data-start=\"1493\" data-end=\"1521\">3. <strong data-start=\"1501\" data-end=\"1521\">Healthcare REITs<\/strong><\/h4>\n<p data-start=\"1522\" data-end=\"1719\">Focused on hospitals, senior living, and research facilities. Welltower Inc., valued at $60 billion, dominates this space. India recently saw a fractional investment offer in a hospital via Strata.<\/p>\n<h4 data-start=\"1721\" data-end=\"1750\">4. <strong data-start=\"1729\" data-end=\"1750\">Hospitality REITs<\/strong><\/h4>\n<p data-start=\"1751\" data-end=\"1872\">Includes hotels and resorts. Host Hotels &amp; Resorts is the global leader in this segment with a market cap of $12 billion.<\/p>\n<h4 data-start=\"1874\" data-end=\"1899\">5. <strong data-start=\"1882\" data-end=\"1899\">Storage REITs<\/strong><\/h4>\n<p data-start=\"1900\" data-end=\"2042\">These REITs provide rental storage facilities for homes and businesses. Public Storage, with a $49 billion valuation, is the largest globally.<\/p>\n<h4 data-start=\"2044\" data-end=\"2076\">6. <strong data-start=\"2052\" data-end=\"2076\">Communications REITs<\/strong><\/h4>\n<p data-start=\"2077\" data-end=\"2216\">These cover telecom infrastructure\u2014cell towers, data centers, fiber-optics. American Tower Corp leads globally with a value of $88 billion.<\/p>\n<h4 data-start=\"2218\" data-end=\"2258\">7. <strong data-start=\"2226\" data-end=\"2258\">Specialty REIT \u2013 Prison REIT<\/strong><\/h4>\n<p data-start=\"2259\" data-end=\"2425\">CoreCivic in the U.S. once operated prisons under the REIT model. However, due to regulatory changes under the Biden administration, it reverted to a private company.<\/p>\n<h3 data-start=\"2427\" data-end=\"2455\">Future of REITs in India<\/h3>\n<p data-start=\"2457\" data-end=\"2730\">As India\u2019s REIT ecosystem evolves, we may soon see a diversified portfolio of REITs covering everything from industrial to healthcare and data centers.
